Westchester County Rent Guidelines for Renewal Leases between October 1, 2010 and September 30, 2011:

1-Year Lease Term:  0% 
2-Year Lease Term:  0%*

Under State law, vacancy increases remain 20% for two year vacancy leases, 20% for one year leases.  Add .6% per year if the last vacancy was more than eight years ago.  For rents starting under $300, there is a $100 bonus. Between $300 and $500, the increase is the greater of the percentage increase or $100.  The renewal guidelines do not apply on vacancy.

 

Westchester County Rent Guidelines for Renewal Leases between October 1, 2009 and September 30, 2010:

1-Year Lease Term:  2.25% *
2-Year Lease Term:  4% *

* A minimum increase of $20.00 per Month for a 1-Year Term /
  A minimum increase of $40.00 per Month for a 2-Year Term.
  (WHICHEVER RENT IS HIGHER)

Where heat and hot water are not provided by the owner the rates are:

1-Year Lease Term:  1.8% **
2-Year Lease Term:  3.2% **

** A minimum increase of $16.00 per Month for a 1-Year Term /
    A minimum increase of $32.00 per Month for a 2-Year Term.
    (WHICHEVER RENT IS HIGHER)

Low Rent Supplement - No Additional Guideline for Rents of $500 or less was adopted.

Under State law, vacancy increases remain 20% for two year vacancy leases, 18.25% for one year leases.  Add .6% per year if the last vacancy was more than eight years ago.  For rents starting under $300, there is a $100 bonus.
